Frequently Asked Property Management Questions


 The following is a list of Property Management-related questions that Brown Bros. Property Management professionals are often asked. We hope you find them helpful.

BulletDo I lose control of my property once Brown Bros. starts to manage it?
No. We take our instruction from you. You set the ground rules and parameters as far as authority for expenditures.
 
Bullet Does Brown Bros. insure my property when it is being managed?
No. You maintain your own insurance agent. However, Brown Bros. will negotiate for you and provide competitive quotes as you direct us to.
 
Bullet What happens when a tenant doesn't pay the rent?
Brown Bros. will take all the legal steps to enforce payment or evict the tenant subject to the Residential Tenancy Act of B.C. Brown Bros. attends all arbitrations on your behalf at no additional cost.
 
Bullet If all I need is to find a tenant, will Brown Bros. do this without having me sign a full management contract?
Yes. Brown Bros. will find a tenant - interview, credit check, and set-up the file for you. You only have to pay advertising and half of the first month's rent.
 
Bullet If my property or suite is vacant, do I still pay a fee?
No. Brown Bros. receives a fee based on the amount of rent billed to the tenant. If the unit is unoccupied, no commission is payable.
 
Bullet If I have my property managed by Brown Bros., will you save me money for the fee I pay?
Yes. Brown Bros. negotiates lower bulk rates for oil, gas, garbage, elevator maintenance, advertising, and many other services including painting and janitorial services. These savings are passed on to the building owner without deduction.
